Singapore's SGX has become one of the world's great REIT markets — a liquid way to own property income without owning property.
Why it's attractive
REITs let investors capture rental-income exposure to office towers, malls, and logistics parks across Asia without the ticket size or illiquidity of direct ownership — a natural extension of the region's deep cultural preference for real estate.
How to get access
Buy directly on SGX, HKEX, or other regional exchanges through any brokerage account; many REITs also pay distributions well above local bank-deposit rates, which drives much of the retail demand.
What to watch out for
REIT prices are sensitive to interest rates in the same way bonds are, and sector concentration (a REIT overweight in offices, say) can hide risk that a name alone does not reveal.
